    So you

    are thinking about buying a home? Typically, people who are planning to buy a home, and especially first-time homebuyers, start by looking through newspapers ads and real estate magazines before calling a real estate company and talking to a real estate agent. And that?s where the problems Tend to begin. As a homebuyer you must understand that real estate agents represent sellers (they have a legal duty to represent sellers) and not buyers (.) The only exception to this rule is in the case of ?buyer broker representation? which I STRONGLY advise against using because it?s basically a scam designed to squeeze money out of both ends of a real estate deal, money from buyers and sellers money from. You see, the term ?caveat emptor? means ?buyer beware?. That means the duty to protect your legal and financial interests in a real estate deal if squarely on YOUR shoulders. Fault if you make wrong decisions, sign contracts and do less than stupid to intelligently deal-it is your. In my mind, the term ?buyer beware? is a fancy way of saying ?cheating is okay.?

    It all boils down to knowledge. Real estate agents are trained in real estate principles, practices, some real estate law and some (and I mean some) financing. How much have you had Training? How much do you know about real estate law? How much do you know about real estate financing? What are your financial options? Are the loans being sold to you in your best short, medium and long-range interest? These are key questions you need answered. So here?s a few tips on getting your bearings in the right direction before you do anything. Number 1-Get the home financing together first! This is the singular most important element of a real estate deal. Why? Because after the whirlwind of emotion of your new home passes (and it will) you will have a ?mortgage monkey? strapped to your back for 15 or 30 years. You want the best interest rate you can get but you also want the best loan program to meet your personal needs. There are a ton of home loans on the market, 15 and 30-year conventional loans, adjustable rate mortgages (ARMS), government loans like FHA, VA loans and there are gimmick loans like negative amortization loans, nothing down loans, etc. The point is that lenders are in the business of selling loans-that?s right they are selling you a loan and you are paying for it in the form of closing costs and interest rates. Nobody can get this information together for you except you (.) You are the one that wants to live with the loan and that is why you need to get your financing together first! My report gives you the steps you need to take to seek out the right loan for YOU. Number 2 Get an attorney specialized in real estate transactions (.) People Tend to see a lawyer AFTER they have a legal problem. Be smarter than that, see an attorney first and get representation, buying a home is a big business deal right? I can not emphasize enough the importance of having a lawyer to review your legal documents before you sign anything (.) Not to hype the report but it has some tips on this issue. Number 3 Avoid real estate agents until you are ready to talk to them strategically. Remember, agents are trying to sell you a property-and they are not your agent, they are salespeople on a commission and they have a legal duty to not only represent the seller but to get the highest possible price on behalf of the seller. People get hurt everyday in real estate deals and do not even know they are bleeding. Why? . Lack of information

    When Authors Speak | Poseidon's Scribe

    When you?ve had a few stories published, you may be asked to speak at a conference.? It may be a chance to speak alone about a topic, to speak on a panel, or to read some samples of your writing.

    I?ve had that honor twice.? In February 2010, I read a portion of my story ?Within Victorian Mists? to an audience at the Crossroads Writing Conference in Macon, GA.? I was with a group of other steampunk writers (Emilie P. Bush, Kathryn Hinds, Alexander White, Lainey Welsch, Dwayne DeBardelaben, and Austin Sirkin), and here?s a picture from that event.? In November 2011, I served on a panel with some steampunk experts (Mark P. Donnelly, Elektra Hammond, and Kevin Houghton) at the DarkoverCon in Timonium, MD.

    For both conference speaker and conference attender, there are likely to be some unmet expectations.? I fear that conference attenders who hope to be authors someday think they will learn the hidden secrets of great writing and be handed the golden keys to fortune and fame.? In some cases, conference speakers may expect to earn flocks of new fans, all captivated by the speaker?s charm or wit and eager to part with their cash in exchange for the author?s books.

    So if you?re the writer who?s given a chance to speak, what should you expect?? Perhaps one or more audience members will feel moved to purchase something on the spot.? Others may think about it and investigate your presence online later, before deciding to buy and read one of your books.

    Those attending your panel, or lecture, or reading, must lower their expectations as well.? After all, it?s not like you have surplus fortune-and-fame keys to hand out.? The most they?ll receive are a few nuggets of wisdom about becoming an author, or reminders and reinforcements of previously learned knowledge.

    As the speaker, then, your purposes are clear.? (1) Present yourself as an engaging, interesting personality.? (2) Convey some useable advice or recommendations about getting published. (3) Inform the audience about your books without being pushy.? In this way both speaker and audience can leave knowing they?ve received something of value.

    Trouble is, the skills you developed while becoming a published author differ from those needed for speaking at a conference.? Public speaking scares most people at first, and only practice and experience lessen that fear.

    If you?re the sole speaker during your session, I suggest you come prepared with an outline, so your talk doesn?t ramble.? Remember too, even a lecture is an interactive event, never the same twice.? Watch your audience members for their body language and facial reactions; you?ll know when you?ve said something controversial or provocative, etc.? Be gracious and attentive during the question-and-answer period.

    When serving on a discussion panel, now group dynamics enter the picture.? Don?t monopolize the panel; that turns audiences off.? Don?t sit there saying little; you won?t entice future readers that way either.? If you must disagree with another panelist, do so with respect and consideration.? Never get drawn into an argument; that runs counter to your purposes.

    If reading from one of your stories, select an engaging passage.? Project your voice.? Enunciate your words.? Modulate as you speak, stressing for emphasis and altering your timbre or accent for different characters in dialogue.

    "It was nothing I haven't faced before," Burnett said. "I probably should have called time but with three outs to go, I was trying to get through it real quick."

    The Reds went into the game with 22 wins in their last 25 games and 15 of their last 16. They are still 16-4 since All-Star first baseman Joey Votto left the lineup with a torn meniscus in his left knee that required surgery.

    A pennant race is a new experience for most of the Pirates. Not Burnett.

    "I've been in October. This is nothing like October," Burnett said.

    Still the win prevented the Pirates from falling too far behind. The Reds badly wanted a sweep.

    "You get greedy," Cincinnati manager Dusty Baker said. "When you start winning every day, two out of three isn't good enough. We went 5-2 on the home stand, but you always want more. We're in a situation now where, hopefully, we get some guys back. Our guys have fought through some adversity."

    Jay Bruce doubled in the first, but Pittsburgh took a 2-1 lead in the second on Walker's 12th homer of the season, a two-run shot that tied Walker's season high.

    After Stubbs tied the score with his 14th homer of the season, the Pirates went back ahead on Marte's two-run triple that followed singles by Gaby Sanchez and Clint Barmes.

    Homer Bailey (9-7) allowed nine hits and four runs with one walk and three strikeouts in 4 2-3 innings on Sunday.

    "Homer wasn't real sharp," Baker said. "Burnett was real sharp. He got into trouble early, but he got out of it and sailed along until the ninth. He's tough. He's rediscovered himself. He's not 14-3 for nothing."

    McCutchen led off the ninth against Logan Ondrusek by tying his single-season career high with his 23rd homer of the season and first since July 17.

    "Considering it's been a while and I haven't been feeling that great, it felt good," McCutchen said.

    ACLU wins appeal against 'extreme' Ariz. abortion ban

    A law in Arizona that the ACLU is calling?"the most extreme and dangerous of abortion bans" was blocked from taking effect on Thursday?after an emergency appeals request.

    Arizona was set to become the ninth state?to forbid doctors from aborting a fetus 20 weeks into a pregnancy.?But unlike elsewhere in the country, Arizona would start the 20-week count after a pregnant woman's last menstrual period, or about 18 weeks into a pregnancy -- which is typically before medical problems can be detected in fetuses in prenatal exams, according to a lawsuit filed by the ACLU and the New York-based Center for Reproductive Rights.

    The law, which the U.S. 9th Circuit Court of Appeals blocked Wednesday, will likely be on hold through at least October, when all briefs on the case will be filed, said?Julie?Rikelman, litigation director for the Center for Reproductive Rights. A final decision is likely to be made in November or December, she said.


    "We're thrilled with the decision," Rikelman said. "It's really great news for women in Arizona. We're very excited that women will still be able to get the health care that they need."

    Under the ban, signed into law in April by Gov. Jan Brewer, R-Ariz., physicians could have their licenses revoked and face jail time if they violate its terms. Exceptions are life-threatening situations or medical emergencies for the mother, which Arizona law defines as a "serious risk of substantial and irreversible impairment of a major bodily function."

    Those exceptions were not enough for?The Center for Reproductive Rights and the American Civil Liberties Union, who filed an emergency appeal Monday night after a preliminary injunction they filed in federal court in Phoenix was dismissed.

    "This is by far the narrowest health exception in any abortion law in the country," Alexa?Kolbi-Molinas, staff attorney at the?ACLU's Reproductive Freedom Project, said. "It would force a physician who was caring for a woman with a high-risk pregnancy to wait until her condition has deteriorated to the point that it poses an immediate threat of death or major medical damage before offering her the care she needs."

    It would also affect expectant mothers who receive disconcerting diagnoses about their fetuses: news that their child won't survive after birth, or will only survive for a short period of time in excruciating pain.

    "For a lot of these women, that diagnosis can't be made until after 20 weeks,"?Kolbi-Molinas?said. "This certainly is the most extreme and dangerous of abortion bans that we've seen in some time."

    Arizona's late-term ban is the latest in a string of anti-abortion measures being implemented across the country. Alabama, Idaho, Indiana, Kansas, Oklahoma, Georgia, Louisiana, and Nebraska have passed similar restrictions in recent years; North Carolina enacted its own ban, with different specifications to its law, decades ago, said Elizabeth Nash, state issues manager with the?Guttmacher?Institute, a rights organization based in New York.

    A?'tidal?wave of abortion?restrictions'?across the U.S.
    Nash said there's been "a tidal wave of abortion restrictions" passed recently: Prior to 2011, the most restrictions ever to be passed in a year on the state level was 34, in 2005. But in 2011, a record 92 abortion restrictions were passed, followed by 39 so far in 2012, she said.

    Anti-abortion groups are pleased with their recent success in enacting restrictions, particularly the bans on late-term abortions.

    "It's a fetal pain law, and it's one of many that have passed in the last few years. We're very pleased," Jeanne?Monahan, director of the Center for Human Dignity at the D.C.-based Family Research Council, said. "This is a law that has to do with the fact that a developing baby can feel pain at a certain time in development and so because of that, abortions are not legal after that period in its development."

    Millions of women will no longer have to pay for birth control pills, Pap smears or mammograms and they will also have the right to breast feeding supplies and domestic violence screening. NBC's Kelly O'Donnell reports.

    Monahan?lauded other recent anti-abortion wins on the state level -- parental consent and informed consent among them.?

    "Anything that can make abortion more rare, I think most people will agree upon,"?she?said, citing a?Gallup poll from May, which found the percentage of Americans who call themselves "pro-choice" is at a record low of 41 percent.

    According to the Guttmacher Institute, the increase in these laws is due to a shift in political makeup: state governments becoming more conservative over the past decade, particularly since the midterm elections.

    "When the November 2010 elections came about, state legislatures and some governorships moved substantially to the more conservative end," Nash said. "You really had this welcoming environment to adopt abortion restrictions."

    In Arizona, the change has been dramatic.

    "If we look to 2000, Arizona was classified as a pro-choice state, supportive of abortion rights. For many years, the legislature was fairly hostile to abortion, but there was a governor in place who would veto abortion restrictions," Nash said. "When Gov. [Janet] Napolitano?left for the federal government in 2009, Jan Brewer took over."

    The state has passed at least a dozen abortion restrictions in the three years since Brewer became governor, Nash said.

    Kolbi-Molinas, the ACLU lawyer, said the Arizona ban could put women in a position where they feel pressure to get an abortion when they might not otherwise.

    "One of the perverse effects of this law, if it does go into effect, is there are some women who have high-risk pregnancies ... and they may not be able to carry to term, but they really want to try as long as they can," she said. "They would feel pressured to get an abortion before 20 weeks because they wouldn't know if they'd be able to protect their health afterwards."

    Up to 90 percent of abortions occur within the first trimester, she added, making the number of women who would even consider getting abortions after 20 weeks only a tiny sliver for Arizona to have to worry about.

    "Another thing worth noting is the majority of women who have abortions are already mothers," she said. "If you think about the way this law is putting women at risk if there's something wrong with their health, it's essentially denying them the abortion they might need to return home to their family."

    Despite the dozens of restrictions placed on abortion in recent years, anti-abortion advocates aren't gloating.

    "In January, we're going to be marking the 40-year anniversary of Roe v. Wade, and approximately 54 million abortions have occurred since that decision in 1973," Monahan, of the Family Research Council,?said. "I don't think it's a moment of victory. It's a somber moment in our country on a lot of levels."

    Fiat earnings slump under poor European sales

    MILAN (AP) -- Italian carmaker Fiat reported Tuesday that second-quarter net income plummeted by 92 percent as a slump in European sales offset a profit at its U.S. carmaker Chrysler.

    Fiat, which is based in the northern city of Turin, posted a profit for the second quarter of ?103 million ($126.53 million), down from ?1.3 billion in the same period last year.

    The European business lost ?184 million before interest, taxes and one-off items, compared with a loss of ?406 million a year ago, when not counting unit acquisitions or sales. Europe's deteriorating financial crisis has hit the automotive industry hard.

    Fiat has pulled back on investments in its native Italy and is holding off on new car rollouts. Shipments of cars and light vehicles were down 13 percent in the quarter. Demand in Fiat's home Italian market was down 19 percent, heading to the lowest level for the year since 1979.

    Fiat's significant Latin America business also softened, with second-quarter profits declining by 25 percent to ?238 million.

    The one bright spot was Chrysler, which on Monday reported a second-quarter profit of $436 million, compared with a loss of $370 million a year earlier. U.S. sales were up 24 percent in the quarter, outpacing the market.

    While the two automakers combined posted revenues of ?21.5 billion, most of that belonged to Chrysler and reflected sales growth in North America and Asia. Fiat revenues without Chrysler were down 7.5 percent to ?9.2 billion.

    Shares in Fiat were down 4.3 percent at ?4 in Milan trading.

    Despite the uncertain economic conditions, the company confirmed targets for the year of revenues in excess of ?77 billion and net profit between ?1.3 billion to ?1.5 billion.

    Economist: Africa growing, political risks remain

    (AP) ? A leading economist says Africa will continue its economic growth into the next year, though it is threatened by continued political instability, youth unemployment and the global recession.

    Mthuli Ncube of the African Development Bank said Tuesday that he expects 4.5 percent growth across Africa in 2012 and 4.8 percent growth in 2013. Ncube said growth in sub-Saharan Africa, excluding South Africa, would grow at an even faster pace in that time.

    However, Ncube warned political instability and youth unemployment remains major problems in Africa. He said the global recession also will be hurting economies across Africa as trade and tourism remains slow from Europe. He said remittances ? money sent back from those living abroad ? also could be affected by the slowdown.
